Building a new home is a major milestone, and at A to Z Homes, we’re excited to be with you throughout the entire process. We understand that it can be a lot to take in, so to help you navigate each stage with ease, we’ve put together a handy guide. This guide will walk you through exactly what to expect, what steps you’ll need to take, and how to embrace the excitement at each of the seven key steps on your journey. We’re here to make sure everything goes smoothly and to share in the joy of creating your perfect home!

Our Process

Initial Consultation 

The first step in building your dream home with us is to meet with our friendly sales consultants. They’ll help you choose your favourite design from the A to Z Homes collection.

 

Next, we’ll conduct a virtual site analysis. In the analysis, we’ll check important details like the location of utilities, the slope of the land, any potential obstacles like powerlines, and how we can best access the site for building materials and tradespeople.

 

If you’re buying land, we’ll need a few documents from you, such as the subdivision or site plan, a sewer diagram, and a planning certificate. These documents help us understand the land’s specifics and any restrictions. If you already own the land, just the planning certificate is needed at this stage. It provides valuable information about your land, including any restrictions and if it’s affected by things like bushfire or flooding.

Preliminary Quote

Once we’ve finished our virtual site analysis, we’ll get to work on preparing personalised advice for building your dream home in the best possible way. We’ll put together a preliminary quote that reflects your site’s needs and your personal preferences. This quote will cover everything from site costs and any council or legal requirements to any special features or inclusions you’ve asked for.

 

If you’re happy with the preliminary quote and ready to move forward, a deposit is payable to move to step 3 – this is where the fun begins!

Design & Selections

Whether you’ve chosen one of our refined designs or have opted to create something customised, our pre-construction team is here to help make your vision come to life. We’ll work closely with you to fine-tune the design, ensuring it fits both your lifestyle and budget perfectly.

 

Once the design is just right, we’ll move on to the fun part—selecting all the materials and finishes! Our friendly suppliers and in-house experts will guide you through choosing everything from the perfect brick and roof colour to your ideal kitchen layout and appliances. We’re here to make the selection process enjoyable and straightforward, so you can see your dream home taking shape just the way you imagined.

Tender & Contract​

Our team will get your final tender and contract ready, and we’ll present it to you in the way you prefer— in person or electronically.

At this point, we’ll need to know the details of your bank and the loan amount you’ve secured. To move forward, a 5% pre-construction deposit is required when you sign the contract.

Pre-construction

Our team takes care of all the necessary paperwork to get your project moving, via a Complying Development Certificate (CDC) or a Development Application (DA). We’ll keep you informed every step of the way, so you always know what’s happening. We handle everything from coordinating and gathering all the reports to obtaining any specialist documents required.

Construction

Once we have the formal building approval, we'll just need a confirmation letter from your bank to confirm we can start building.

After that, our dedicated site supervisor will get to work on bringing your home to life! We’ll keep you informed with updates every two weeks, so you’re always in the know about how things are progressing. Plus, you can arrange site visits with your supervisor at key stages of construction. This way, you can see first-hand how your home is taking shape and stay excited about the journey!

Practical Completion & Handover

The moment you’ve been waiting for is here—your A to Z Home is complete! Your site supervisor will arrange a meeting with you for the Practical Completion Inspection (PCI), where they’ll walk you through your new home and show you all the details.

 

After this inspection, your site supervisor will handle any final touches to ensure everything is just right. Once everything is perfect, they’ll schedule another meeting to hand over your keys and all the important documentation.

 

As you start settling into your new home, you might notice small things that need a little tweaking, like a door handle that’s a bit loose or a cupboard that needs adjusting. Don’t worry—this is completely normal with a brand new home. We’re here to quickly address any issues so you can enjoy your new space without a hitch.
